Want to sell your house for more? Invest in a home renovation!

When it’s time to sell your home, it’s time to renovate

Your home is most likely your largest financial asset. Making the right decisions when renovating or adding an addition is critical. It is especially true when you want to increase a house’s value before selling it. You want to bring in twice what you spend. So, doing the home renovation right is a must.

There are many renovations you could make. But which ones will help you get the best selling price?

Kick up the kitchen

Kitchens and bathrooms are what sell houses.

Your kitchen must meet the functional needs of today’s consumption patterns. New appliances are nice but if your kitchen’s workflow if off, they won’t help. The dishwasher has to be next to the sink. You need cabinets near your stove and range. Having cabinets above the dishwasher and drawers beside it make unloading it easier.

These are the types of things a professional can make sure you don’t miss.

And don’t forget to maximize your storage space. You can never have too much of it.

Beautify the bathrooms

We’ll repeat. Kitchens and bathrooms sell houses.

Keep the colors neutral. The buyer can add their personality with accessories, curtains, towels, and art. Again, maximize your storage space.

Think about your neighborhood and market. If you are in an area with a high senior population, you need a design that is different from one in a downtown condo.

Raise the roof and save the siding

Not literally, but replacing old shingles or tiles as well as installing new siding can boost your selling price significantly. The exterior of your home is the first thing potential buyers see.

And the cliche that you can’t repeat a first impression rings true for their initial view of your house. When your house looks new, people will pay more for it. It’s that simple.

A new roof implies solidity and trustworthiness. It’s not called, “having a roof over your head” for nothing. And exterior colors do determine which houses sell fast or sit on the market for months. A new coat of paint is a sound investment. Just make sure it’s not trendy or exotic.

You can also repair or replace pathways. Cracks imply neglect and shoddy construction.

Upgrade your doors and windows

Doors help show the personality of your house. The right ones imply that it’s safe. They also help make your home more energy efficient. This is a big selling point.

The same goes for windows. Adding or expanding them lets in more light. And that’s a good thing.

A dented, rusty, or broken garage door won’t impress anyone.

Improve your walls and floors

Floor renovations are the quickest and easiest ones. Like with your exterior colors, go with timeless colors for your walls. As with the bathroom, this strategy lets buyers add their personality to the rooms. You want them to envision themselves living it your home.

The same goes for carpet. While you don’t want to be bland, bright aqua, orange or purple are not the way to go either.

Unless you are in the high-end of the market, adding hardwood floors may not be a good idea. Yet, if you have them, refinishing them makes sense and cents.

Now’s the time to invest in a home renovation

The fall is the best time for home renovation [in Florida that translates to winter ;)].
