When selecting your building remodeling contractor, choose wisely

You have made the decision. It is time to give your existing structure a makeover so you can be more productive and profitable. Or you are moving into a new space that has to change to fit your business. You are making a big investment in your future.

Now it is time to make another important decision. It is time to choose your building remodeling contractor. You need a partner you can trust. One who can protect your investment and provide a worry-free service. A service that will help your business thrive for years after its completion. Making the right decision is critical.

What will your remodeling contractor have to know?

Remodeling a building requires a complete understanding of all its components. These include:

  • Structure – most commercial buildings consist of perimeter load-bearing walls and post and beam interior construction. Mid- and high-rise structures have a steel skeleton the rest of the building hangs on.
  • Interiors – walls divide space inside commercial buildings. Some of the walls are load bearing and can’t be moved as they hold the roof up. The rest can be moved to optimize your facility’s functionality. In some commercial structures, demising walls separate you from your neighbor next door. They usually house HVAC and sound-reducing insulation. They may contain plumbing and other mechanical systems as well. Partition walls can divide workspaces but keep the space open.
  • Roofs – there are many types, from flat to peaked and anything between them. They consist of an underlying structure of trusses with wood or steel panels placed upon the supports. The roof itself can be traditional shingles or built-up roofing. This is composed of felts, tar, and a wearing surface. Some flat roofs are sprayed-on foam with a watertight membrane to seal it from the elements.
  • Mechanical Systems – these include the HVAC, water, and sewer systems mentioned above. They also consist of the electrical, gas, telephone, telecommunications, and data systems. *
  • Demolition – you many have to tear down parts of your facility before you can rebuild them. In general, though you will want to use the existing infrastructure of your property. You will want to remodel around the existing mechanical systems.

What will your contractor do?

Your partner will remodel the facility according to your architect and designer’s plans. They should do so within your budget and time-frame. Being tasked with a building remodeling is an extremely important responsibility.

If you go on the cheap here, penalties and legal liabilities can follow. For example, you may be hit with fees for code violations. Or is you choose to sublet space your tenant could sue if any structural damages show up later. Cutting corners can also make it more difficult for you to sell the building. Your facility must have a sound structure.

What you need to know for your commercial build-out project

When you have made the decision to invest in a new home for your business, it is time to make another decision. And that is choosing a general contractor/construction manager to complete the build-out.

If you make the right decision, an experienced and trustworthy contractor will make sure your project finishes on time and within budget. They can guide you through regulatory hurdles and show you ways to save money. Great ones will build out the space for how your business works.

It is an important decision. So what do you need to know to choose the most compatible partner?

Which build-out option is right for you?

Turnkey or Tenant Build-out? These are your options for a  commercial build-out.*

Turnkey buildout

As the name implies, with a turnkey project you get a key from your landlord and walk into your finished space. They will have taken care of the construction according to the specifications you agreed to in the lease negotiations.

Allowances for the turnkey option include outlets for power, phone and data, and the lighting fixtures. They also include internal non-load-bearing walls and other requests you make as the tenant. You will have chosen your wall paint and floor coverings.

However, there is an important consideration with turnkey buildouts. The landlord has a financial incentive to do the work as cheaply as possible. They are not 100% certain your business will be a viable, long-term success. They many be renting the same space to someone else a year from now. Thus, they may choose cheap construction materials. And even worse your landlord may select an inexperienced and unreliable general contractor to do the work for a lower cost.

Tenant build-out

A better option for you in the tenant build-out. You hire your Architect, interior designer, and contractor. You can make sure your commercial build-out partner is qualified and uses quality materials. You will have more control over the budget and meeting it.

You will have negotiated a cost per square foot for the build-out when agreeing to the lease terms with the landlord. So, it is critical that you received an accurate estimate of your costs before negotiating the lease.

If you are a small or new business or want a short-term lease, the turnkey option may be best for you. Otherwise, a tenant build-out is your best choice.

What are the advantages of a tenant build-out?

It is crucial that you get value for money with your build-out. It is an investment you will have to depreciate. And you will not be able to take it with you if you move to a new space after outgrowing the one you just built out.

You want to make sure you have a design that lets you be your most efficient, productive, and profitable. Choosing the appropriate contractor ensures this design will be implemented.

An experienced and ethical general contractor will ask you about your business. They will understand its goals, and culture so they can make sure the build-out is in line with them.

For example, you may not think of things like adding extra HVAC ventilation to a conference room. But your GC will know that the room will host more people than an average room. And they will make sure the architect has added the extra vents.

A smart decision is to let your contractor be the construction manager as well. The benefits of this include:

  • Having a single point of accountability.
  • Maximizing your return on your investment.
  • Saving time as well as money.
  • Increasing your project’s quality.

Your build-out partner will interact with the relevant government inspection agencies and keep you up-to-date on the progress of the build-out versus its schedule. Good contractors have great communication skills and can readily understand your priorities. Choosing one that is compatible with you is important.

Pine Castle Christian Academy was a quick creation

Project Profile: Pine Castle Christian Academy building remodeling –

The PCCA commercial construction project is one we are most proud of bringing to a successful conclusion. The site for the school was originally a Darden Restaurants testing school. After Pine Castle Christian Academy had purchased the property, they had 110 days to convert the facility before the school year started.

The floorplans for two buildings had to be modified to accommodate a new 1st thru 12th-grade education space. At the beginning of the process, the administration had no plans, permits or fire protection system.

CAM Contracting completed the 46,000 square foot build out with four days to spare, allowing the school year to start on time. It was a real test of our skills as one of Orlando’s best general contractors. We think we passed with flying colors.

Project Scope

  • Convert vacant 50,000 square foot office/training center building into a K-12 school
  • Relocate five structural beams in the central hallway
  • Update electrical, plumbing, and HVAC to meet current code
  • Resize most rooms
  • Install new flooring, doors, and ceiling tiles
  • Paint interior and exterior

Unique Challenge

CAM Contracting only had 110 days to complete the entire project and had to acquire a change of usage classification certificate.

The Solution

With a lot of hustle, extra hours, prayer, and hard work we completed one our most challenging projects with time to spare. It was a learning experience for everyone involved.
